Inverness isn’t flat, and that’s the whole story of grading here. The lakes country rolls, so most sites need actual cut-and-fill — take dirt off the high side, place it on the low side, and end up with a level pad on ground that wasn’t level to start with. That’s a different job than pushing sand around a flat lot, and it takes a plan before the machine ever moves.
Runoff direction matters more here than almost anywhere we work. On a lakeside or lake-adjacent lot, everything you grade eventually drains toward the water, so the slopes have to be shaped deliberately — away from the house, controlled on the way down, not carving a gully to the shoreline. People are building homes, garages, and shops on these slopes, and the pad that holds up is the one that was cut into the hill correctly the first time.
