GRADING WORK IN WEEKI WACHEE
Weeki Wachee building sites don’t sit on a curb. Most of them sit back off the road behind trees, which means the grading job usually starts where the clearing ended — a rough opening in the woods that needs to become a real homesite. The pad gets cut, shaped, and compacted, and the ground around it gets graded so rain runs away from where the house is going, not under it.
The ground here works in your favor. It’s sandy, it drains, and it grades easy compared to heavier soil. What matters most on a wooded homesite is doing the pad and the driveway as one plan. QUESTIONS
Do I need my lot cleared before you can grade a pad?
The pad area needs to be clear, yes — but we do clearing too, so it can all be one job. Clearing, pad, driveway, done in the right order by one crew. Check with Hernando County on permitting for your build; pads for a new home usually run under the building permit.
How do you know how high to set the pad?
Your house plans and the lay of the land. On wooded Weeki Wachee lots we look at where water already moves and set the pad so the finished floor sits above it. If your builder has a site plan with elevations, we work to it. Hernando County reviews drainage as part of the build.
